Behind the Scenes with Mold Dog USA
by Molly Bornstad, Co-Owner of Mold Dog USA
It is 3:00 AM, and the alarm clock is screaming into the darkness of a Texas morning. Most people are still hours away from their first cup of coffee, but for Lane and Cooper, the day has already begun. There is a specific kind of quiet that exists at this hour, a stillness that stands in stark contrast to the heavy weight of the mission ahead. Today, the destination is Columbus, Ohio. The mission is six different families, six different homes, and one common, invisible enemy that has turned their lives upside down.
As they pull into the airport, Cooper moves with the practiced ease of a seasoned traveler. He isn’t just a pet; he is a highly calibrated biological instrument, a partner who shares the physical and emotional load of this work. After a year in business, Mold Dog USA has served over 300 families across the country, and the growth has been both humbling and relentless. We started with a simple goal of helping people find the truth, and now that mission has expanded our reach. While we still provide nationwide service, we have strategically placed teams to be more accessible in DFW, DC, Maryland, and Newark, New Jersey. This expansion was born out of necessity—the sheer number of people suffering from environmental illness is staggering, and they are tired of being told their symptoms are all in their head.
Boarding the plane, Cooper assumes his familiar spot under the seat, tucked neatly between Lane’s feet. This is his time to recharge, a quiet moment of rest before he must switch on the intense focus required for scent detection. Lane doesn’t waste the flight time either. He opens his laptop and gets to work on reports for the clients they visited just yesterday. The reporting side of this business is where the foundation of trust is built. Lane spent 13 years in law enforcement, including 5 as a narcotics K-9 handler. If there is one thing that career drills into you, it’s the importance of a thorough, accurate, and defensible report.
At Mold Dog USA, we don’t just hire people who like dogs. We have a strict requirement that every handler must have at least 5 years of professional scent-detection experience. This isn’t just about pedigree; it’s about a high standard of maintenance training and the ability to read a dog’s subtle shifts in behavior under pressure. Skilled and experienced handlers are the critical corner of our business and what truly sets us apart. We are bringing unmatched technical expertise and focused dedication to the world of environmental health.
Once the wheels hit the pavement in Ohio, the transition isn’t always seamless with rental car issues, flight delays, and unforeseen traffic. However, they repeatedly jump into a rental car and drive toward the first home on the schedule. Every inspection follows a specific rhythm, usually lasting about two hours. It begins with Lane performing an individual assessment as a certified mold technician. He isn’t just looking for mold; he’s looking for conditions that allow it to thrive. He moves through the house with a moisture meter, a thermal camera, and a borescope, checking every inch from the attic vents to the basement corners. He is looking for visible signs, water staining, and hidden moisture pockets that suggest a problem.
It is important to understand that K9S have limitations. While they are incredibly accurate, they are fallible. Scent detection is entirely dependent on odor availability. If the odor isn’t present in the air for the dog to catch, they simply won’t be able to receive the signal. Imagine a home with nine-foot ceilings where a leak has caused a colony to grow in the attic. If the AC is running and creating a specific pressure that keeps that attic air from settling into the living space, a dog on the floor likely won’t be able to tell it’s there. This is exactly why we offer a dual inspection for the price of one. We want to cover every basis by combining human technology with canine biology.
After Lane completes his initial sweep, he heads back to the car to get Cooper. This is when the energy shifts. Cooper knows it is time to work. Room by room, they canvased the home together. Lane is not just watching for a bark or a sit; he is looking for a “change of behavior”—a specific physical cue that Cooper gives when he enters the mold scent plume. When Cooper hits on an area, Lane does not just stop there. He offers third-party lab sampling to confirm the alert. This provides an extra layer of depth for clients who want to compare our findings to their ERMI scores or personal lab reports. It gives them tangible evidence to hand over to remediation companies or inspectors to ensure the job is done right.
Giving a client the news that they have mold is never something we want to do. No one wants to hear that their sanctuary is making them sick. But a secondary emotion almost always follows unwelcome news: relief. You can see the tension leave their shoulders as they realize they are not crazy. For months or years, they have felt headaches, joint pain, and brain fog, often being dismissed by specialists. Giving them that validation is one of the most rewarding parts of the job.
They wrap up the first home, answer every question the client has, and then it is back in the car for a 30- to 45-minute drive to the next family. They will repeat this entire process twice more throughout the day, ending at the final home as the sun begins to set. Only then do they squeeze in a meal and check into a hotel, only to wake up and do it all again tomorrow. Usually, they do not return to Texas until close to midnight on the final day of the 48-hour trip.
While Lane and Cooper are on the front lines, the other side of Mold Dog USA is moving just as fast. Ken and I are back at home base, managing the massive logistical engine that keeps a nationwide operation running smoothly. Our days are a whirlwind of coordination, starting with the complex travel logistics required to get a K9 team from Texas to places like Ohio or New Jersey. We are not just booking flights, cars, or hotels; we are mapping out efficient routes between homes, securing pet-friendly transit, and ensuring the teams have everything they need to perform at their peak.
Between those logistical hurdles, we are constantly refining our digital presence. We spend hours updating the website to reflect our expanding service areas and new team locations. It is important to us that when a family in Maryland or DC finds us, they see exactly how we can help them locally. This also involves a heavy focus on education. We do not just want to find the mold; we want to empower people with the knowledge to stay safe. We spend a sizable portion of our day educating both past and current clients and answering the “what now?” questions that follow an inspection. Whether it is explaining the intricacies of mold or helping them understand how to maintain a healthy environment, we stay in their corner long after Cooper, Lana, or Millie has finished their sniff.
For many families, the next question is practical: what can we do today while we line up qualified remediation and follow the protocols? That is one reason we’re excited about aligning with Micro Balance Health and highlighting EC3 products as part of a broader, common-sense support plan for the home—tools people can use to help reduce cross-contamination and keep day-to-day spaces cleaner while bigger decisions are being made.
- EC3 Mold Solution Concentrate (for use per label directions on hard, non-porous surfaces and around common touchpoints).
- EC3 Laundry Additive (to support a consistent wash routine for items you’re trying to keep fresh and well-maintained).
- EC3 Candle (often used by customers as part of an overall home-care routine when addressing musty environments).
- EC3 Mold Spray (a ready-to-use option for quick, targeted cleanup, where appropriate).
As always, follow product label directions, and remember that cleaning tools are not a substitute for identifying and correcting moisture issues or for professional remediation when it’s needed.
Right now, a huge part of our creative energy is being poured into an upcoming eBook. We’ve seen so many common denominators in the 300+ homes we’ve visited, and we want to consolidate that experience into a resource that people can use to protect their families. It’s a deep dive into the hidden spots mold loves, the symptoms that are often overlooked, and the steps to take when you suspect a problem. At the same time, we are actively engaging with other businesses in the health and wellness space. We are speaking with doctors, functional medicine practitioners, and remediation experts about the critical role K9 detection plays in the recovery process. We believe that by building these bridges, we can create a more holistic path to healing for every family we serve.
Our passion for this work comes from a deep understanding of the impact mold has on a family. We’ve experienced the devastation, but we’ve also seen the recovery once the source is identified. We are dedicated to this because we know that a healthy life starts with a healthy home. We believe that no home is too far for our teams to reach. Whether you are in a big city or a small town, if you suspect there is something lurking in your walls, we are ready to help.
As we continue to grow, we remain focused on the families who feel like they’ve run out of options. We understand that the journey to healing often starts with a single, accurate answer. That is why we maintain rigorous standards for our handlers and invest so much in our K9 training. Every home we enter is an opportunity to change the trajectory of someone’s health. We aren’t just looking for mold; we are looking for peace of mind that every homeowner deserves. This collaboration with Micro Balance extends that mission, bringing together the best tools and teams to ensure your environment works for you, not against you.
The day finally ends with a quiet flight back to Texas. Cooper sleeps at Lane’s feet, exhausted but successful. Another six families now have the answers they’ve been searching for. Another six homes have a plan for recovery. And at 5:00 AM tomorrow, the alarm might go off again, starting the cycle all over. But if there are families in need and mold lurking in the shadows, Lane, Cooper, and the entire Mold Dog USA team will be there to track it down. We don’t bite, we just sniff!
